He was able to offer us the same rate as our original lender.  Joey worked even during his off-time those first few days to push our deal through.  Again, I can not say enough wonderful things about him.\n\nOur loan eventually moved into underwriting and our new point of contact was Carey Armstrong.  With that said, anytime we had a question for Joey throughout the rest of the process he would answer quickly when we reached out.  Carey was wonderful as well.  We never spoke on the phone, but were in contact via email multiple times a day.  She was diligent, intelligent, and efficient.  I felt as though I was in incredibly capable hands.  She guided us mostly through the rest of the process and communicated clearly and in a timely fashion as to what they needed from us, when, and what we should expect next.  We closed on time and I would consider them as being the reason we ended up getting our house.  I would recommend Tomo as well as both Joseph Lee and Carey Armstrong.\n\nNow, to be a fair review I will note two parts of my experience with Tomo that were less than desirable.  The first is that they gave us the option to move our interest rate one time before we closed.  At the very end of the loan process (maybe the day before our loan was funded) interest rates for most lenders did drop by a quarter percentage point and we reached out about adjusting our rate.  They said they could not adjust it at that time.  Bummer.  Second thing was that after we got the house, Tomo sold the loan to another lender.  We now deal with the other lender for our loan servicing.  Bummer again.  Neither of these experiences would be enough of a deterrent to me to avoid recommending Tomo to anyone who needed a mortgage.  Especially if they needed it quickly. I work in public service and the document they wanted didn’t exist but they insisted on having it which created a ton of confusion and wasted time during a very stressful time trying to move. I had also sold some stocks and they couldn’t seem to figure out that the money was sitting in cash until the very last second and accused me of not having the funds liquid for closing when they clearly were, I was ready at any point to send the payment to the title company. Needless to say it was quite stressful to not know if we would close on time and it basically came down to the wire. When I expressed this to them they let me know the mad rush at the end is ‘business as usual’. Unfortunately I wouldn’t want to do business with them again, but at the end of the day am happy with the rate we got which is why I’m giving 3 stars. Waiting for the annoying part where the loan gets sold and resold. Mind you, we are now 1 business day away from closing date and need time to have down payment wired over, in order to close on time.\nAfter careful review, without help from TOMO, we signed the disclosure and notified them it was signed. There coordinators/suppoet seemed to act like it was impossible to communicate with them via email instead, as I did not think a preapproval letter would require any actual phone conversation. When I asked to speak to a new person that seemed to be impossible, and then they called me after a time that I said I was not available. And then, even after proceeding to ask him to not proceed with the application, they continued to harass me by messaging me again and proceed like everything was fine, even though I told them to cancel the application. Luckily, text message carriers allow you to stop messaging by texting the word stop. On Monday just after 5:00 pm est, we were notified via text that they needed to re-pull our credit (soft pull) but that they were frozen.  We unfroze our bureau and I attempted to reach someone from Tomo, but got no response from texts to my two loan advisors nor any answer from Tomo’s main phone line.  We had no choice but to wait until the following morning to try to reach back out.  The next morning, I called Tomo several times only to get connected with the main sales line who said they would have my advisor or a supervisor call me back shortly. When I finally did get a hold of my loan advisor she explained why they were re-pulling our credit and that they would do their best to meet our closing time.  She was very curt and disrespectful during our exchange.  When I finally got her supervisor to call me back and explain why we were going to miss our closing, he admitted they have a fault in their system where a notification was not sent to us informing us of the final bureau pull and to keep our credit unfrozen. And here’s the kicker, they increased their origination fees due to them falling behind on closing.  Made me pay literally for their shortcomings. Even Connor admitted fault and tried to comp these fees, but nothing again.  They ruined our entire home buying experience, which supposed to be one of life’s greatest joys.  They are a disgrace to the home purchasing journey.  I would never recommend Tomo even if my life depended on it. Thanks Tomo for selling my loan to Truist Bank a week after closing. Multiple calls and emails, with the only answer being they might transfer service and would get back to me. They didnt. Mailed the payment (two weeks in advance of due date). Two days before payment due an electronic payment method was finally provided so sent an extra payment. They got that, but lost the payment by mail, more calls (not answered), finally got through and payment finally showed up after 16 days. Lucky that wasnt the only payment option. But wait, there is more! Discovered a substantial amount was credited to escrow. Contract clearly states there will be no escrow and I am paying a higher interest rate because of that. Still cant reach the servicing dept by phone or email. The only good news, my loan was sold, hopefully the new servicer will be competent. If I had not constantly pushed and done a lot of the work myself, there is not doubt in my mind it would have been a 30 day (or more) close. Eartha also provided no useful support and was consistently radio silent on questions and requests for information and status.\n\nTomo did not schedule the appraisal until about a week and a half before closing, and continued through underwriting until 8pm on the day of closing. Throughout the closing process, I had to constantly check in to make sure things were moving, to which I often got no reply or updates, then a week before closing they BEGAN the underwriting process. This lender required about 4x more documents than any other loan I've ever closed on, and seemed incredibly confused about the process in general - not sure if this whole team is new or just incompetent.\n\nI checked in my portal a week before close and they had pushed out my closing date by 10 days, about which nobody had notified me. If I had not checked and called about correcting this and forcing some sense of urgency into the team, I absolutely would have missed my closing and lost the deal, costing me tens of thousands of dollars. Even on closing day scheduled for 10am, I had STILL not received the preliminary loan disclosures for approval. Tomo completely missed the window, wasting my time, the seller's time, the attorney's time, and my agent's time. I did not get CDs for approval until 7pm that night, and then it was up to me to plead with the notary to try to close the same day to avoid pushing the date and rewriting all the documents.\n\nNow two months after closing and trying to block out this horrendous, stressful experience, I come to find out Tomo never paid out my insurance premium that was included in my closing costs. I only discovered this after receiving a bill and multiple calls from Statefarm threatening to cancel my policy because they were never paid. Another mess I'm cleaning up myself for Tomo's negligence.\n\nOverall, it was a godawful experience and I would never ever recommend this company to anyone.
